1. TO MAKE A BOOKING
Our website is constantly updated. If you see that the date you want is available, please email Andrea Rippon on bookings@beachcottagenorfolk.co.uk or call 07814-735970 to reserve it. On the rare occasion that the time you want is not available, we will let you know in the first instance.
2. TO CONFIRM A BOOKING FOR THE DATES YOU WANT
8 weeks + before start date of your booking
A deposit of 20% of the total accommodation cost is required to confirm your booking. The deposit paid on the booking is non-returnable. We will ask you to pay this amount in the first instance - cheque made payable to Andrea Rippon and sent to 74 Helena Road, Norwich, NR2 3BZ. With your cheque, please send the following information:
- your full name
- your address
- your e-mail address
- your contact numbers (both land and mobile)
- the date of the booking you are making
- the number in your party (adults/children); and
- whether you will be bringing a pet.
The balance payment of your confirmed booking is due at least 8 weeks prior to holiday commencement. You can pay this invoice at any time, but you must pay it at least 8 weeks before the requested start date. When full payment is received, we will be able to confirm your holiday. Non Payment of the final balance when it becomes due will constitute cancellation of the holiday and forfeiture of the deposit payment. Once we receive the balance payment and the Damage Deposit (and it has cleared) we will send you a welcome letter confirming the dates of your holiday, together with further information about how to make the most of your time at Beach Cottage, Mundesley. Please check everything we send you carefully and report any errors to us immediately.
8 weeks, or less, before the start date of your booking request
If you are booking within 8 weeks of your requested start date, payment must be made in full. This payment is non-returnable. At the point of confirmation of availability, we will ask you to forward us a cheque for the full amount plus a deposit for damages (£100 for all bookings that are a week or over). Cheques should be made payable to Andrea Rippon and sent to 74 Helena Road, Norwich, NR2 3BZ. With your cheque, please send the following information:
- your full name
- your address
- your e-mail address
- your contact numbers (both land and mobile)
- the date of the booking you are making
- the number in your party (adults/children); and
- whether you will be bringing a pet.

3. WITHOUT PREJUDICE
Your booking is made as a consumer and you agree that the owner will not accept liability for expenses, costs, losses, claims or other sums that relate to any business however so suffered or incurred by you. You must be over 18 years of age at the time of making your booking. Please refer to Terms and Conditions 17-19 for more information about changing/cancelling your holiday.
4. HOLIDAY COST
Included in the price are gas, electricity and bed linen. Hand towels and tea towels are also included. Please note that bath/beach towels are not provided, nor bedding for the cot. Your holiday booking entitles you to arrive at the cottage anytime after 4.00pm on the start date, and leave by 10.00am on day of departure (unless otherwise stated). This gives us time to prepare the cottage for your arrival, and make it ready for the next guests. If you are planning to arrive any later/leave earlier, please let me know so that I can inform the housekeeper. We reserve the right to change the prices quoted on this website. Bookings made and paid for (through the Deposit) will not be affected.
5. DAMAGES
You are responsible for the property and are expected to take all reasonable care of it. All furnishings and fittings inside and outside the property must be kept in a comparable state of repair and condition as at the beginning of the holiday. All equipment, utensils, etc. must be left clean and the overall property cleanliness must be left in the same state as you found it. Minor damage or breakages will not normally be charged but we do reserve the right to charge bad tenants for extra cleaning, breakage or damage and the owner may, at their discretion refuse future bookings. We would be grateful if you would report any damages/breakages to us on or before departure in order for us to fix/replace these prior to the next guests coming in.
The Damage Deposit of £100 charged to those hiring the cottage for over a week will be refunded in full, once the housekeeper has picked up the key from the collection point and has checked the property after your departure. Please note all payments made will be cashed and will be refunded within 3 weeks of your return. Any cost of repair/replacement/additional cleaning will be accounted for and deducted from your deposit prior to being refunded. In these unlikely situations, we would normally contact you beforehand to discuss this.
6. YOUR RESPONSIBLITIES
You are expected to show due consideration for other people, not to abuse the property or display rude, dangerous or offensive behaviour towards the owner, housekeeper or other third party. Possession of the property can be refused or you can be asked to leave before the end of the holiday. If this happens we will treat your holiday as having been cancelled by you and you will not be entitled to a refund of your holiday cost or compensation.
It is your responsibility to check the holiday property meets your needs and we cannot be responsible for ensuring the property is entirely suitable for your needs. We cannot accept any bookings that are specified to be conditional upon fulfilment of a particular request. It is your responsibility to notify us of any information regarding a medical problem or disability that may affect your holiday at the time of booking.
7. PETS
One dog (no cats) is accepted, at no extra cost, on the understanding that no sign of the pet is evident in the house or garden at the time of departure. (This means scooping poops, removing all dog hairs, and cleaning up after them.) Dogs are not allowed in the bedrooms, on the furniture and must not be left in the property unattended.
8. OCCUPANCY
Our insurance policy means that your holiday group must not exceed the maximum number of people the property will sleep (8 people & 1 baby). If it does we can refuse to allow you to take possession of the property or make you leave before the end of the holiday. If this happens we will treat your holiday as cancelled by you and you will not be entitled to a refund of monies or compensation.
9. AMENITIES
The use of accommodation and amenities, including the wood-burning stove, barbeque, garden furniture, etc is entirely at the user's risk, and no responsibility can be accepted for injury, loss or damage to user's or visitor's, or their belongings.
10. TRAVEL COTS
There is a travel cot which you are welcome to use, at your own risk. You will need to provide your own bedding.
11. HIGHCHAIRS
We provide a high chair for you to use, at no extra cost. Please use it at your own risk, and ensure it is thoroughly cleaned for the next little guest.
12. TOWELS
We do not provide towels (bath or beach). Please bring your own.
13. KEY COLLECTION
Please telephone Andrea Rippon on 01603-766016 or 07814-735970/07815-598665 at least 36 hours before your arrival, for information about where to collect the key. Keys must be returned to the collection point after your stay, unless you leave on a Sunday evening when we will ask you to return it direct to the housekeeper.
14. CAR PARKING
There is off street parking for two cars.
15. COMPLAINTS
Our intention is that you have a great holiday. If, however, you do have any difficulties please let us know as soon as possible. This is often the quickest way of resolving problems that might occur. In emergencies, you can contact the housekeeper (who lives locally) who may be able to help. Her phone number can be found in the House File, which may have other useful information to help you during your stay.
16. ACCESS TO THE PROPERTY
There will be occasions when we will require access to the property to carry out repairs, inspections etc. Wherever possible we will advise you as soon as we are aware of the date and time the access is required. We will also do our utmost to avoid this situation arising during your holiday. The owners/housekeeper will try to accompany people on their visits.
17. CANCELLATION OR CHANGES TO YOUR BOOKING BY US
In the unlikely event that we are unable to provide the holiday accommodation requested, we will either refund all monies paid or a pro rata amount depending on the length of stay prior to departure. Our liability is limited to these options and does not include situations where the cancellation occurs due to unusual or unforeseeable circumstances beyond our control, the consequences of which we could not have avoided even with all due care.
18. IF YOU CHANGE YOUR HOLIDAY
Please telephone Andrea Rippon on 01603-766016 or 07814-735970 in the first instance. Within 8 weeks of holiday commencement we will be unable to change the accommodation booked. If it is more than 8 weeks before your holiday, we will do our best to accommodate you, but any change will be subject to an administration fee of £50. If we are unable to make the change requested, a new holiday may be booked and we will try and re-let the original accommodation on your behalf (see point 19 for details).
19. RE-LETTING ON YOUR BEHALF
If you have to cancel your holiday we can, if requested in writing, attempt to re-let your accommodation on your behalf. If successful we will refund any monies paid by the new hirer (please note this may not be the advertised price, especially if it is a late booking), less the administration fee of £50. If unsuccessful all monies paid will be forfeited.
20. LIABILITY
The owner shall have no liability for any death or personal injury unless it results from the owner’s negligence or that of any employee of the owner (providing they were at the time acting in the course of their employment). You must take all necessary steps to safeguard your personal property. No liability is accepted by the owner in respect of damage to, or loss of, such personal property except where the damage or loss is caused by the negligence of the owner or that of any employee of the owner (providing they were at the time acting in the course of their employment).
21. DATA PROTECTION
For the purposes of the Data Protection Act 1998, the owner is the sole data controller of all personal data provided from customers and prospective customers. The owner will collect certain personal details from you. For your holiday to be provided, the owner needs to pass on your personal details to the housekeeper. The owner would like to store and use your personal details for future marketing purposes. This would cover sending brochures or details of promotions relating only to Beach Cottage, Norfolk.
The owner may make contact with you by E-mail, post, or telephone for the purposes set out in this clause for a period of 6 years after the end date of the holiday rental. If you do not wish to receive any or all of the communications set out in this clause, please let us know by telephone, letter, or e-mail. The owner is entitled to assume that you do not object to being communicated with unless it receives notice. Except where expressly permitted by the Data Protection Act 1998, the owner will only deal with the personal details you give as set out above.
The owner has appropriate security measures in place to protect this information.
22. LITERATURE
We take every care to ensure the accuracy of the property description. All information in the brochure and on our website is given in good faith and is believed to be correct at the time of going to press, but we cannot be held responsible for changes beyond our control, which may become known after publication of this literature.
Our description of Beach Cottage show what amenities it has but does not state what is not in the property. Please be aware that when we describe it as having an enclosed garden, this does not necessarily mean a secure garden.
Further, we cannot accept liability for happenings outside our reasonable control, such as breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, damage resulting from exceptional weather conditions. However, we will do everything we can to remedy a situation, as soon as possible.
23. FORCE MAJEURE
Compensation payments will not apply where we cannot fulfil our obligations due to circumstances beyond our control. This would mean any event where we cannot foresee with all due care, eg. riots, war or threat of war, terrorist activity, civil strife, natural or nuclear disaster, industrial dispute, adverse weather conditions, flood, coastal erosion, fire epidemic or health risk and similar factors beyond our control.
