Uniquely situated on Mundesley sea front, Beach Cottage is a privately owned brick and flint cottage dating back to the late 1800s.  Having been extended in the 1960s it provides comfortable accommodation and is especially suited to families and people who love to be near the sea.  After all, it is right there at the end of the garden.  It sleeps 6 people in the main house.  Children and a well behaved dog are welcome.  There is room for 2 more people in a separate unheated building, next to the main house.  We call this extra space, The Annex (see below).

Enclosed garden with an outbuilding, which has wonderful sea views.  We call this ‘shed’, The Lookout.

Warm in winter and cool in the summer, Beach Cottage comprises:

2 double bedrooms
Bedroom 1 has a superb sea view and Bedroom 2 a partial one.

Single room with 2 adult sized bunk beds
Sleeping adults or children.  Here we provide you with lots of children's books and toys, to save you the hassle of bringing your own.  Toys are in drawers under the bed, so they don't get in the way of adult visitors.

1 bathroom, with shower over bath
The bathroom can be found in the main house: sink, loo and bath.  There is a thermostatically controlled gravity fed shower attachment, which provides an adequate (but low pressure) shower.  We have a selection of bath toys to entertain the children here.

Sitting room
Seating for 8 and supplied with a book/video/DVD library.  There are views of the garden and sea beyond.  There is a small colour TV/video/DVD and stereo/CD and plug for MP3 player for your use.

Dining room
The Dining Room can seat 6-8 and the kitchen a further 4 people.  .

Kitchen
Generously supplied with most things you will need (see Equipment/Inventory page for more information).  There is a larder fridge (with small freezer section), dishwasher and microwave and it is here you can find the g
as central heating and hot water controls.  We encourage you to recycle and provide facilities for this.

The Annex – double bedroom with en-suite shower room
The Annex, which is in a separate building, has one double bedroom with en-suite shower room. Because this building is not centrally heated we have provided convection heaters, which make it warmer in winter.  We advertise Beach Cottage as suitable for 6 ideally, but with an option to go to 8.  Those wishing to use the Annex, do so on the understanding that it is not at the same standard as the main house.  We advise you to check the Annex meets your expectations, before using this room.

Utility/drying room
To the side of the main house, with a washing machine, ironing board and iron.   We provide a rotary drier for the garden, as well as a portable clothes horse to dry clothes in the house. (We do not provide a tumble drier).

Garden with decking, patio and barbeque area
An enclosed garden with a built in barbeque area (grills and utensils supplied).  Paved patio area overlooking the sea, with table that can seat 8.   Decking, just outside the french doors, with a bench - perfect for catching the morning sun.

The Lookout
This is a rustic outbuilding (shed), which we have converted into a shelter, to allow people year-round views of the sea and the beach.  It is a "Heath Robinson" structure built from reclaimed/recycled materials and filled with objects found on the beach.   You can open the perspex windows, if the sea breezes allow, or stoke up the chiminea.  Most of our guests love the Lookout but some don't, so please be sure that it meets your expectations before booking with us.  Those who love it use it to shelter from the elements, spot some seals, do a bit of bird watching, people-watch or just read the paper as they listen to the sound of the sea.  We provide a fridge in the Lookout, which can be used for keeping drinks cold.  Please do not use it to store food as it is an 'outside' fridge and will not be fit for purpose.

Off street parking for two cars
Visitors can use the Pay and Display car park opposite the Cottage. 

Storage areas
For garden furniture, useful things for the beach (windbreaks, deckchairs, toys, etc) and barbeque equipment.

Cot, high chair and changing mat
Available, at no extra cost but please use at your own risk and clean up before you leave.   There are two high chairs, one which is stored in the utility room for use inside the house - and another in the Lookout.  The Cot and Changing mat are kept underneath the bed in the Main bedroom.

Dogs
We welcome one well behaved dog at no extra cost, although we would expect you to remove all evidence of your pet before you go (eg. scoop poops and hoover up dog hairs).  If you have more than one dog, please let us know, as we may have to negotiate an additional fee.  Please do not allow your pets to go upstairs, or on the furniture.

Smoking
The house is a smoke-free zone, but smokers are welcome to use the Lookout.  Please dispose of cigarette ends responsibly.

PLEASE NOTE:

Like many older properties, Beach Cottage has solid flint walls and an original damp proof course.  The fabric of the building struggles at certain times of the year (winter and spring) and this leads to occasional problems with damp.  We have re-pointed the flint walls with lime mortar, replaced the roof and removed carpets.  This allows the Cottage to 'breathe'.  In particularly wet months, we provide dehumdifiers. Most guests do not experience any problems, but some guests who are accustomed new-built houses might find it damp.  Please check with us, before booking, to ensure that your expectations can be met.  (Autumn 2011 - we plan to replace the carpet in the Annex with stone and underfloor heating). 

Occasionally visitors from more urban areas, who are unaccustomed to country life, are surprised to find spiders, flies, woodlice, ants, wasps, etc. We endeavour to make sure these are kept away, but as in all old  properties we cannot guarantee that these insects won’t turn up, even though the Property will have been thoroughly cleaned. This is especially true of The Lookout, which is basically a modified garden shed.  We are happy to be contacted if any major problems arise.
